Answers to frequently asked questions

Here are some important questions that are often asked and their answers.

Can a foreign citizen buy property in Thailand?

Yes, it is possible, but there are certain nuances. For foreign citizens, there are two forms of property ownership: Freehold and Leasehold. Each form has its own features:

Freehold involves full ownership of the property. The payment must come from your overseas account, and a tax of 6.3% is paid during registration at the Land Department.

Leasehold is a lease for 90 years, with renewal required every 30 years. Payment can be made in various ways: cash, transfer, or cryptocurrency. A tax of 1.1% is paid during registration at the Land Department, and it is payable every 30 years.

Each option has its own advantages and disadvantages. If you are looking to purchase property in Thailand and are unsure which form of ownership to choose, contact us and we will help you!
How can I make money on real estate in Thailand?

Anyone can make money on real estate; the key is choosing the option that suits you best. There are two common options: buying for resale or buying for rental purposes.

In the first option, you purchase a property at the early stages of construction and, in most cases, sell it shortly before the project is completed.

In the second option, you buy either a completed property or one still under construction, and once it's built, you rent it out through a management company or on your own.

In both cases, it's essential to evaluate potential earnings and consider all risks. At Solara Estate, we do this together with you. If you're looking to profit from real estate in Thailand, contact us, and we will help you!
Can a real estate purchase be completed online?

The purchase of real estate in Thailand can be completed entirely online. The process includes selecting a property via virtual tours, signing a reservation agreement, and making a payment remotely. To finalize the transaction, you can use a power of attorney, allowing a representative to register the property at the Land Department. Legal support and document verification can also be done remotely. If you have any questions, feel free to contact us, and we will assist you in completing all stages of the online real estate purchase!
